7 Signs You Need a Roof Inspection: A Miami Homeowner’s Guide

Living in Miami is a dream—until hurricane season or a July afternoon downpour hits. Your roof is the first line of defense against our relentless South Florida sun, high humidity, and salt-laden air. But how do you know if it’s still doing its job?

At A&F Construction, we’ve been servicing the Greater Miami area for over 12 years. As a family-owned and operated business, we treat every home as if it were our own. Because our team includes an in-house structural engineer, general contractor, and permitting specialist, we don’t just look at shingles; we look at the structural integrity of your entire property.

Top Signs It’s Time for a Professional Inspection

1. The "Water Rings" on Your Ceiling

If you notice yellowish-brown stains on your ceiling or walls, you have a leak. In Miami’s humid climate, even a small leak can quickly turn into a massive mold problem or compromised drywall. Because we have an in-house engineer, we can determine if the leak has started to affect the structural beams (rafters) above your head.

2. Displaced or Cracked Tiles and Shingles

Miami is home to beautiful Spanish Colonial and Mediterranean-style tile roofs, as well as modern shingle and TPO systems. After a wind event—or even just years of "baking" in the Florida sun—tiles can crack and shingles can curl (known as "cupping"). If you see any gaps or "shingle grit" (granules) in your gutters, your roof’s protective layer is wearing thin.

3. A Sagging Roofline

Stand back at the curb and look at the "peak" of your house. Does the line look straight, or does it dip in the middle? A sagging roof is a major red flag that often points to structural issues or long-term water damage to the decking. This is where our in-house structural engineer provides a level of insight that standard roofing companies simply can’t offer.

4. Excessive Granules in the Gutters

If you’re cleaning your gutters and they look like they’re filled with coarse sand, your shingles are reaching the end of their life. Those granules are what protect the asphalt from UV rays. Once they’re gone, the sun will make your roof brittle and prone to cracking in a matter of months.

5. Sudden Spikes in Your Energy Bill

Is your AC working harder than usual? A compromised roof often means compromised insulation and ventilation. If your roof isn't reflecting heat or sealing properly, your cooling costs will skyrocket. A professional inspection can identify if "invisible" damage is letting your cold air escape.

6. Your Roof is Nearing the 15-20 Year Mark

In other parts of the country, roofs might last 30 years. In Miami, the intense UV radiation and tropical storms mean most shingle roofs start to fail between 15 and 20 years. If you haven’t had an inspection in the last decade, you are likely overdue.

7. You’re Planning a Renovation or Addition

If you’re looking at one of our home expansion or guest house conversion projects, an inspection is the first step. You don't want to build a beautiful new addition only to find out the existing main roof needs a full replacement. Our permitting specialist ensures that any work we do is fully compliant with the latest Miami-Dade building codes.
